Personal Identification & KYC
- Valid Photo ID: A clear copy of your International Passport, Driver’s License, or National Identity Card (NIN).
- Proof of Address: A recent utility bill (electricity or water) from the last three months. Ensure the address matches your ID.
- Passport Photographs: Usually four recent identical color photographs.
- Birth Certificate: Or a formal declaration of age.
Proof of Income & Employment
- Letter of Introduction: A formal letter from your employer confirming your job title, salary, and employment status.
- Payslips: Most recent 3 to 6 months of official payslips.
- Bank Statements: Personal account statements for the last 6 to 12 months showing consistent salary inflow.
- Tax Clearance Certificate: Evidence of personal income tax payment for the last 3 years.
- For Self-Employed: Business registration (CAC) documents, 3 years of audited accounts, and tax returns.
Property Documentation
- Offer Letter: A formal letter of sale from the property developer or vendor.
- Title Documents: A clear copy of the Certificate of Occupancy (C of O), Deed of Assignment, or Registered Conveyance.
- Approved Building Plans: Certified copies of architectural drawings and site plans.
- Valuation Report: An assessment of the property’s current market value by an approved estate surveyor.
Mortgage-Specific Requirements
- NHF Evidence: For 6% interest loans, provide your NHF contribution passbook or evidence of at least 6 months of continuous contribution.
- Equity Contribution: Evidence that you have saved your down payment (typically 10% to 30% of the property value).
- Credit Report: A clean report from a licensed credit bureau showing no outstanding defaults.
Special Requirements for Diaspora Applicants
- Proof of Residency: Valid work permit or residence visa in your country of stay.
- Foreign Bank Statements: At least 6 months of statements from your international bank.
